Rental Information Please scroll and read thoroughly
It is Boardwalk Realty’s highest goal to maintain a family atmosphere for the quiet enjoyment of our guests and neighbors. Only responsible adults over the age of 25 may register. No sororities, fraternities, school or civic groups are allowed. Absolutely NO HOUSE PARTIES or weddings will be allowed. Violations of the above are grounds for immediate eviction and forfeiture of rent and deposit. Identification must be furnished upon request.
Our office hours are Monday-Saturday 9:00 – 4:00 Central Time; we are closed on Sundays.
The rates published are the rates set by the owners of each of the individual houses. Boardwalk Realty acts solely as an agent of the owner and cannot negotiate prices. All reservations are subject to 11% lodging tax, $30 non-refundable reservation fee and $55-$150 (based on house size and linens) non-refundable cleaning fee.
During the summer season, our vacation
rentals rent from Saturday to Saturday only. During fall, winter and spring some
units are available for periods less than one week. Reservations may be made by
phone (Toll Free 1-877-861-3992) or in person at our office. All homes require
a reservation deposit, ranging from $200.00 to $500.00 that is due within 10 days of making your
reservation.
Your
reservation deposit automatically converts to a damage deposit at check-in. If a
deposit is not received within 10 days, the reservation will be canceled without
notice. This deposit is placed in an escrow account and DOES NOT APPLY TO THE
RENT. Our check for your full deposit will be mailed to you approximately 21
days after your departure, provided there is no damage, the unit is left tidy, the kitchen
is clean and all dishes have been cleaned and neatly put away, all trash is removed and placed in the proper outside container.
Excessive cleaning after departure will be considered damage.
Many Summer season rentals require an advance rental payment equal to 1/2 of the rent be made at least 60 days prior to arrival. The remaining balance is due at check in. If reservations are made in a unit requiring advance payment with less than 60 days to arrival, payment equal to 1/2 of the rent must be made at the time of reservation.
During
your vacation you may make reservations for next year, subject to rate change
and availability. Your deposit will be refunded automatically unless you request
to “roll it over” for the next year.
For rentals occurring during summer season, if it is necessary to cancel reservations or change unit/dates a full refund will be made, less $30 for expenses, if the reservation is cancelled/changed more than 60 days prior to the arrival date. If the cancellation/change is made with less than 60 days prior to the rental a full refund will be made, less $30, provided we can re-rent the house for the same time period and rate. If the unit cannot be re-rented the deposit and any required advance rental payment will be forfeited to the unit owner. For rentals occurring during winter, spring & fall season, if it is necessary to cancel reservations or change unit/dates a full refund will be made, less $30 for expenses, if cancelled/changed more than 30 days prior to the arrival date. If the cancellation/change is made less than 30 days prior to the rental a full refund will be made, less $30, provided we can re-rent the house for the same time period and rate. If the unit cannot be re-rented the deposit will be forfeited to the unit owner. Cancellations,
late arrivals or early departures due to
inclement weather do not warrant any refund of rent or deposit. There are no
exceptions to the cancellation/change policy due to personal
circumstances. Please note that
no refunds or discounts are given for power outages or mechanical failures of household appliances or
utilities featured. Boardwalk Realty will make every effort in repairing or
replacing such items.
If
we are put under a hurricane warning and authorities issue a “Mandatory
Evacuation” order for Dauphin Island, we will prorate your rent and credit you
for the number of nights you could not occupy the unit. The money will be
refunded along with your security deposit as soon as it is possible considering
the conditions. In the case of a “Voluntary Evacuation” it will be your
discretion to leave. No refunds will be given in the case of a voluntary
evacuation.
Full payment of the rent, taxes and applicable fees is due upon arrival. For rental payment we accept cash, personal checks, traveler's checks, certified checks, MasterCard and Visa. In addition, we now accept American Express and Discover cards, however, a 3% convenience fee will be added to any American Express or Discover charge.
Upon
departure, please dispose of all trash in proper outside containers, leave
kitchen items clean and returned to their proper place, lock all doors and
windows, remake the beds and generally leave the unit tidy then please return the keys to our office.
All
rental houses are privately owned and are managed by Boardwalk. We reserve the
right to refuse service to anyone and will not be responsible for accidents or
injury to guests or for loss of money or valuables of any kind. Rates,
descriptions and availability are subject to change without notice.
All
properties are privately owned. Decor, style, colors and inventories will vary.
Furnishings are subject to change without notice.
Though
we are all pet lovers, no pets are allowed in the rentals we manage. The only
exceptions are those houses with “Pet Friendly “ in their description.
No
smoking is allowed inside any home designated "No Smoking". Evidence
of smoking in non-smoking homes will result in forfeiture of deposit.
We
make every effort to keep each unit and its equipment in good working order. In
the case of a breakdown, we will strive to repair it as soon as possible after
we are notified of the problem. Notification should be made as soon as possible.
No refund or adjustment will be made for mechanical failures.
A maximum of two keys will be provided. They are picked up at our office at check-in and returned there upon departure. If you become locked out of your unit after office hours, a $15.00 service charge will be deducted from your deposit. There is a $5 charge for lost keys.
